Why So Many of My Clients are Buying in Pacific Gate Condominiums?

Having had so far more sales (8) in Pacific Gate than any other agent or team you might ask what have I done differently to be ahead of the rest.  Well first off, its not a competition and there is no prize or award for bringing the most buyers there.  What separates me from the competition is my knowledge and level of personalized one on one customer service.  You see there are some big teams out there that do a lot of transactions but the face or person the team is named after is almost never going to walk a potential buyer around town showing them properties, its time consuming and requires a lot of patients, preparation and knowledge about each building and in some cases the views from the particular condos.   Usually what happens with the teams is their rookie agents get handed the buyers who may not even know about the new condo buildings out there, leaving more opportunities for my clients.  

So once I show a prospective buyer all the resale choices downtown along with the brand new Pacific Gate, it sort of sells itself in many ways.  Being far superior to any and all other buildings downtown with respect to the quality and amenities it just boils down to the value proposition at that point, is it worth the extra money.  A strong case can be made for the value it offers, but will save that for another blog post, but will end with this thought.  If those buyers come to me in 5-10 years and ask me to sell their condo we will both be glad its only 5-10 years old because all the other resales will be 15-20 years old and you know what that means if you have looked at a 20 year old condo, total remodeling project, ugh.

Prices Jump 8.7% for San Diego Luxury Condos in 2nd Quarter 2018

Prices for luxury condos jumped 8.7% in the second quarter of 2018 compared to 12 months ago.  This is based on data from the local MLS.  HOWEVER, if you ADD in the 134 units that sold in Pacific Gate in the 2nd quarter of 2018, they average price for luxury condos in downtown would have jumped 45.9%.  Thats right forty-five point nine percent.  I did not put that on my chart to keep it consistent with MLS data quarter to quarter.    OK after being asked to see it on the chart, I have added a second chart below which as the Pacific Gate Condo Sales added in. 

 

How High Up in Pacific Gate Condos To Clear Proposed Pacific Gateway Buildings

Buyers in Pacific Gate should strive to be above the 35th floor if they want to see over the proposed twin tower hotel planned for the Broadway Complex (Pacific Gateway) site.  The floor plan at Pacific Gate this would impact the most I think is the 02 floor plan on the SW portion of the building.

The Brand New Pacific Gate Condo Sales Start March 17th

We have been waiting for many months for Bosa Development to begin taking deposits and contracts on residences in their brand new Pacific Gate condominium project which will be completed near the end of 2017. 

The advertised starting prices of Pacific Gate residences has been $1,4XX,000.  Im please to announce that they have many units starting below that price, some large one bedrooms as low as $757,900 and some two bedrooms in the $800,000's. 

On March 17th sales will begin to the reservation holders that have previously purchased a Bosa condo directly from Bosa.  However, there is a way to get ahead of this group, I call it the Pacific Gate Fast Pass, if you want one call me to find out how to get one.  These are reserved for those interested in investing a few million dollars into the building.  

The sales event starting on the 17th and going through next weekend is only to those buyers that have made a reservation.  Reservations for the private sale end Wednesday March 16th at noon.  Prices might get raised after that.
