Why The Pinnacle Condos are the most expensive in Downtown San Diego

There are several reason why The Pinnacle condominiums in downtown San Diego are the most expensive,  Simply put its supply vs demand.  As I write article in January 2015, there are no Pinnacle Condos on the market for sale.  So tight inventory often leads to multiple bids on the choice units.

Location:  The Pinnacle condos are the newest condo in downtowns Marina neighborhood, built in 2005.  This will be a true statement for many years to come as there is only one undeveloped lot in the Marina neighborhood.   You know the old saying about real estate value, location, location, location.   The Marina neighborhood in San Diego has so many things you can walk to from the embarcadero to the mall to a 24/7 major grocery store and just across the street from the famous Gaslamp Quarter for all your dining options.

Building:   The Pinnacle condominiums have one feature rarely found in downtown and that is 10 foot ceilings in all the units except for the most upper floors which have 11 foot ceilings.  The layout of the floor plans offers very large "great rooms" with living, dining and kitchen all often in one big rectangle, and lots of glass.  The bedrooms are on the smaller side as a trade off.

Views:   The bay and city views from the Pinnacle condos are some of the best views you will find downtown, especially on the upper floor as your view up there will clear most of the surrounding high rises offering a really stunning panoramic view day and night.

In 2014, thirteen Pinnacle condos were sold, the average price per square foot was $878.  This is the highest of any building in downtown, followed closely by The Metropolitan Condos at $833/sf.  Annual turnover rates in The Pinnacle Condos is a little lower than most buildings downtown because there is really no where to trade up to.  Some buildings may have an edge over Pinnacle on one or two things, but when you look at all the factors making up a decision which condo to buy,  its really hard to beat all the great things The Pinnacle condominiums offer.
